Buying Your First Home in Hawai'i, Start Here

What is the first step to buying a first home in Hawaii? Get your financing in order with a full lender pre-approval, then figure out what you can spend and where, before touring homes.

Buying your first home is a big deal, and in Hawai'i it comes with a few twists that mainland guides skip. The good news: the path is straightforward once someone walks it with you in plain English. That is what this page is for, and what our team does every day.

Blue Horizon Group, brokered by REAL Broker, LLC, helps first-time buyers across the islands. No jargon, no pressure, no question too basic to ask.

The path, in plain English

Roughly, the path looks like this: get your financing in order, figure out what you can spend and where, tour homes, write an offer, open escrow, handle inspections and the appraisal, and close. Most Hawai'i purchases close in about 30–45 days once you are in escrow, though the timeline can vary.

You do not have to memorize that list. We walk it with you, one step at a time, and tell you what is happening and why at each stage.

Pre-approval vs. pre-qualification

These two sound alike and are not the same. A pre-qualification is a rough estimate based on what you tell a lender. A pre-approval, the full kind, means the lender has actually reviewed your documents and verified what you can borrow. Sellers take pre-approval seriously, and so should you: it is the step that turns browsing into a real search.

We connect you with a lender who will do the full review, and we explain what the lender needs from you so there are no surprises.

Hawai'i specifics worth knowing early

  • Fee simple vs. leasehold. In a fee simple purchase, you own the land and the home. In a leasehold purchase, you own the home but lease the land underneath it, usually with regular lease rent payments. The difference affects cost, financing, and resale, and it is worth understanding before you fall in love with a property.
  • Condos and HOA basics. Condos come with an owners association (AOAO), monthly maintenance fees, rules, and financial documents worth reading before you commit. Fees and special assessments vary widely, and they are part of the real monthly cost.
  • Inspections. A home inspection and a termite inspection are standard, and a condo document review matters just as much for a condo purchase. Your lender's Loan Estimate is the authoritative figure for your closing costs, ask us to walk it through with you line by line.

Money, without the mystery

The main money pieces are your down payment, your earnest money deposit (the good-faith deposit that goes with your offer), your monthly payment, and your closing costs. How much each one is depends on your loan, your price, and your situation, which is why a real conversation with a lender beats any online calculator.

If you are buying with a VA loan, ask us about the VA basics too: eligible buyers can often purchase with no down payment, and VA loans carry property requirements worth knowing up front.

Questions first-timers ask most

How much do I need saved?
It depends on your loan and your price. A lender's full pre-approval answers this precisely, and it is free to find out.

Should I buy a condo or a house?
It depends on your budget, your timeline, and how long you plan to stay. We compare both honestly, including the real monthly cost of each.

What if I have never done this before?
That is most of our first-time buyers. The whole point of working with us is that you do not have to figure it out alone.

Does leasehold affect financing and resale?
Yes. In a leasehold purchase you own the home and lease the land, usually with regular lease rent payments, and the difference affects cost, financing, and resale. Understand it before you fall in love with a property. For Oahu condos specifically, see the leasehold questions on the Oahu hub page.
